Estate Seller 2008 | | I didn’t know Marian and Phil before they were recommended to me by the appraiser who appraised my parent’s estate. WOW, was he right that these two could help me sell the property after it failed to bring a satisfactory price at auction. I netted about 15% more selling it through the Marian Rutt Team and closed just 42 days after listing. Marian recommended updates to make the property more appealing. Right away there were interested Buyers. To be honest, I was not expecting the Buyers requests as a result of inspections. With just eight days between signing the agreement and settlement I didn’t know how I would get all of the things done the Buyer asked for in the Reply to Inspections. Phil stepped in, hired the appropriate contractors and in a single day eight repairmen fixed everything that was necessary to close on time. Commercial Buyer - 2005 | | When my partner talked to you, Phil, and told you that you should let us know if you ever heard of a piece of commercial land for sale between Ephrata and New Holland, we didn't think we would hear from you very soon because of so little commerical land being available in that area. We were surprised that you found a great parcel of unlisted land and were willing to negotiate with the owners if we were interested. Well, we were very interested and happy that you were able to work out a deal between the two parties. We settled in about 75 days after our first offer was tendered to the owners. We also appreciate the guidance you gave to us in working with the local municipality to obtain the variances we needed to begin our construction planning. You certianly made a transaction that we thought would be complicated to go very smoothly. Thank you. |

Custom Build - 2005 | | When we decided to move to Pennsylvania, we were uncertain about whether to build on a parcel of land we owned or whether to sell it and buy an existing home. Marian and Phil provided the help we needed to work through that decision, showing us the value of our land and the long-term advantages of building a new home. Phil coached us through a builder selection process that was very successful. Our builder provided us with great options to the building plan that we submitted to him. None of the building and "custom home-building horror stories" that our friends warned us about ever happened to us. Throughout the construction process, Phil was available to give counsel whenever needed. We hoped to move into our new home by the end of 2005, so were delighted to settle in late September, three months ahead of the date we proposed initially. Building our new home has been an enjoyable experience for us. We extend our thanks to Phil and Marian for their professionalism, efficiency, and attention to detail. |

Seller and Buyer - 2005 | | We retained Marian and Phil Rutt to market our Ephrata property and to find us a suitable similar property in Lancaster which has become more of a focal point for our work and family life. They did just what we wanted them to do. The new house is very similar to our old house. We found the new house quicker than the old one sold so Marian and Phil went to work to market the property, held open houses and did whatever was necessary to get the Ephrata property sold. Marian worked especially hard in bringing the new buyer by continually supplying the selling agent with information and moving the process forward to an agreement and then settlement. The FREE use of the truck to transport items that we wanted to move ourselves was great. We recommend their services to anyone! |
