Marian Rutt

Marian Rutt is both a seasoned Realtor and the author of an inspiring personal memoir. She launched her real estate career in 1989 and, in 2017, formed The Marian Rutt Team LLC with her husband, Phil, who joined the business in 2002. Over nearly four decades, Marian has developed and refined her signature 5-Step Selling System—a proven approach that has helped sell hundreds of homes at or above list price, often within days of hitting the market. Her client-first philosophy, rigorous preparation standards, and deep knowledge of the Lancaster County market continue to define the standard of excellence her team is known for.

 

Beyond real estate, Marian is a mother of three - “one of each,” as she lovingly says. Her life story is one of resilience, faith, and the quiet strength forged through adversity. In her book, I Can’t Do This! I Can, she shares the deeply personal journey of raising her “miracle child,” a severely disabled firstborn son; adopting a brave, spirited ten-year-old daughter from Vietnam; and, today, mentoring her youngest son as he prepares to carry forward the family’s 36-year real estate legacy.
